' ' Market your property to everyone living in your neighborhood, including the mailing of Just Listed postcards and will set up all showings, with confirmed appointments if appropriate. ' ' Target move up neighborhoods. ' ' Target relocating buyers and Relocation firms. ' ' Keep in close contact with you, keeping you involved with the progress and feedback from all showings. You, the Seller, may: ' ' Continue to advertise you're home including, but not limited to: flyers/brochures, hold open houses, newspaper advertising and other publications. Stipulations: ' ' Seller shall place no other sign on the property other than the Prudential Carolina Real Estate sign on the premise. ' ' Seller shall advertise price and conditions as listed with Prudential Carolina Real Estate. ' ' Seller shall direct all Realtor inquiries to Prudential Carolina Real Estate ' Cheryll Woods-Flowers. When the seller procures the buyer: ' ' The seller shall notify Cheryll Woods-Flowers immediately. Cheryll Woods-Flowers will: ' ' Pre-qualify the seller's buyer. ' ' Prepare the seller's net sheet. ' ' Prepare the contract of sale. ' ' Prepare the appropriate disclosures (agency, lead paint, etc.). ' ' Deliver all the necessary documents and property information to the buyer's lending organization. ' ' Coordinate all inspections (Buyer's, Appraiser, CL-100 / Termite, etc.). ' ' Deliver the contract to the closing attorney and coordinate the closing. ' ' Direct the closing attorney to rebate the seller half of the commission back at closing. Seller acknowledges that rebate shall not apply when: ' ' Buyer was shown the property by a Prudential Carolina Real Estate agent or any other Realtor during the listing period or when the buyer is under an exclusive buyer agency agreement with any Realtor.
